Buying Process
The process is straightforward and we guide you every step of the way:

- Enquire — fill in our enquiry form or call us. We respond within 24 hours with pricing, floor plans, and availability.
- Reserve — secure your home with a deposit and sign the Sale & Purchase Agreement at today's price.
- Build — we handle the entire construction process and keep you updated throughout.
- Move in — collect the keys to your brand new home.
Yes — and many buyers prefer it. Purchasing off-plan allows you to lock in today's price, with potential capital gain during the construction period. You choose your preferred lot and floor plan, select your finishes from our curated palette, and we take care of the rest. You only need to pay the full purchase price at settlement once the home is complete.
Typically 10% of the purchase price is required at signing of the Sale & Purchase Agreement. KiwiSaver funds can be used by eligible first-home buyers to help fund this deposit. Our sales team will walk you through all available options and connect you with a mortgage adviser if needed.
Build times typically range from 12 to 18 months from the date of signing, depending on the project stage at the time of purchase. If you purchase a property that is already under construction, the wait time may be considerably shorter. We provide regular progress updates throughout the build so you're never left wondering.
We currently focus on Auckland, with developments across Howick, Papatoetoe, Mangere Bridge, Manurewa, Flat Bush, East Tamaki, and Pakuranga. We plan to expand our footprint to other major New Zealand cities in the future — follow us on social media for announcements.
Finance & KiwiSaver
Yes — most of our properties are eligible for both the KiwiSaver First Home Withdrawal and the First Home Grant. These schemes can significantly reduce the upfront cash you need. We recommend speaking with your KiwiSaver provider and a mortgage adviser to understand exactly what you qualify for. Our team can also recommend trusted advisers if needed.
Oceana Homes does not provide home loans directly — this ensures there is no conflict of interest and you always get independent financial advice. However, we work with a network of trusted mortgage brokers and advisers who specialise in new builds. We're happy to make an introduction so you can explore your borrowing options with confidence.
There is no legal limit on how many residential properties you can own in New Zealand. Many of our clients are investors who own multiple Oceana properties. Yes — all Oceana homes meet or exceed the New Zealand Building Code for energy efficiency. Every home includes double glazing, quality insulation in walls, ceilings and floors, and energy-efficient fixtures throughout. Our homes are designed to be warm and comfortable year-round while keeping power bills low — good for you and for the environment.
For off-plan purchases made early enough in the build programme, we offer a curated palette of finishes including kitchen cabinetry, benchtops, flooring, and bathroom tiles. The available selections depend on how early you purchase and the stage of construction. Our sales team will advise you on customisation options specific to your chosen property.
We use premium-grade materials sourced from trusted New Zealand and international suppliers. Kitchens feature engineered stone or solid surface benchtops and quality cabinetry. Bathrooms include contemporary fittings and full-height tiling in wet areas. Flooring, windows, doors, and cladding are all selected for durability, aesthetics, and NZ climate performance.
After Purchase
All Oceana homes come with a 10-year Master Build Warranty — one of New Zealand's most comprehensive builder warranties — plus our own Oceana after-sales support programme. We're committed to standing behind every home we build, well beyond settlement. If something isn't right, we'll make it right.
Our relationship does not end at settlement. Our after-sales team conducts a post-move-in check at 3 months to address any minor settling issues.
